That is not a soft target. It is a legal obligation under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (Cth), as amended by the AML/CTF Amendment Act 2024.

What Is the AUSTRAC Enrolment Deadline?
From 1 July 2026, Australian real estate agents became formally classified as reporting entities under Australia’s AML/CTF framework. This is the most significant compliance change the real estate industry has ever faced.
As a reporting entity, you are required to:
• Enrol with AUSTRAC on the Reporting Entity Roll
• Implement a written AML/CTF Program
• Conduct Customer Due Diligence (CDD) on buyers and sellers
• Screen customers against PEP and sanctions lists
• Monitor transactions for suspicious activity
• Lodge Suspicious Matter Reports (SMRs) where required
• Train all staff in AML/CTF obligations
• Maintain records for a minimum of seven years
The enrolment deadline — the date by which you must have submitted your enrolment application to AUSTRAC — is 29 July 2026. You have 8 days.
What Happens If You Miss the AUSTRAC Enrolment Deadline?
This is the question every real estate principal needs to understand clearly.
Missing the enrolment deadline is itself a contravention of the AML/CTF Act. It is not a minor administrative oversight. AUSTRAC has the power to take enforcement action against non-compliant entities, and the penalties are significant.
Under the AML/CTF Act, AUSTRAC can:
• Issue an infringement notice
• Apply to the Federal Court for a civil penalty order — up to 100,000 penalty units for the most serious contraventions
• Commence a formal investigation of your business
• In the most serious cases, pursue criminal prosecution
AUSTRAC has stated publicly that it will take a risk-based, educative approach to compliance in the early transition period. This is encouraging — it signals that the regulator understands that many smaller agencies are still working through their compliance obligations.
However, “educative approach” does not mean “no enforcement.” It means AUSTRAC will prioritise education and guidance before reaching for penalties — for entities that are genuinely trying to comply. Agencies that are not enrolled and show no evidence of attempting to comply are in a very different position.
The safest position is simple: enrol now.
Who Must Enrol?
Under the AML/CTF Amendment Act 2024, the following entities must enrol with AUSTRAC:
• Real estate agents — any person or business that provides services in connection with the sale, purchase, or transfer of real property
• Buyer’s advocates and buyer’s agents
• Property developers involved in the sale or transfer of real property
• Auctioneers conducting real estate auctions

How to Enrol With AUSTRAC — Step by Step
Enrolment is completed through AUSTRAC Online, the regulator’s secure portal at online.austrac.gov.au. Here is what the process involves:

✅ Step 2 — Complete the enrolment application — you will be asked to provide your business name and ABN, principal place of business, designated services you provide, and your nominated Compliance Officer
✅ Step 3 — Submit your application — AUSTRAC will process your application and add you to the Reporting Entity Roll. You will receive confirmation
✅ Step 4 — Begin meeting your ongoing obligations — enrolment is the gateway, not the finish line
